How long is my contractor responsible for your work?
3 years ago we bought a new house built by a private contractor. Recently we noticed the roof was leaking. The cause of the leak was improperly installed, missing flashing, leading to significant water damage behind the wall and fungi growing out of the carpet. The contractor subbed the roof roofers who were a) no liscence and b) are no longer in business. We want the GC to pay for the repair, refuses … he is responsible for the repair?
Without a written guarantee that I do not have any responsibility in this. The roof could have a security manufacturers about the installation of shingle, but would not apply to the flickering. I hate to say, but I do not think going to get anywhere other than a claim home insurance. I am a general contractor, have a written guarantee on our work in carpentry, however, I make a point to stand behind our labor, no matter how long. My subs roofs are required to provide a 1 year. warranty on labor, and to fill the roles for the guarantee of tile manufacturer. Next time ask for a new home warranty – The builder should have been able to give you that option. It is sometimes unfair, but they spend much more time and money on lawyers that this is worthwhile. Set the flashing, wall, carpet cleaning or replacement and that this is a lesson learned. We've all had experiences learning so do not feel bad.
