what would you choose before signing the contract to buy a foreclosure?

We’re in the process of buying a foreclosure house, which has structure damaged by chronically wet. The construction contractors estimated the cost of between 15k and 20K to repair. Now seller is willing to either repair or reduce the purchase price by 16K. What would you choose? seller repair or reduced price and find your own contractor to repair? I appreciate your any input? Thanks.
My loan has been approved by my lender, who has done the appraisal of the house. The appraisal is about $25K higher than selling price of the house (LTV 85%) if we take it without repairing, or it’s about only $6k higher (LTV 92.5%) if have the seller to repair.

take the reduction. you never know if the seller will repair correctly, and also you might be able to repair cheaper and do some work yourself.
